Zoocasa, a full-service brokerage, has released an analysis of the property tax rate in 7 Atlantic Canada cities.
The study calculated property taxes for homes at three different price points ($500,000, $1,000,000, and $1,500,000) and found that St. John’s had the lowest rate at 0.830000%, while Saint John had the highest rate at 2.271700%.

The data also showed that despite Saint John’s higher tax rate, the average home price in the city is $47,900 lower than that of St. John’s.
In Halifax and Sydney, where average home prices are $536,744 and $205,318 respectively, the tax rate in Sydney is more than double that of Halifax at 2.266000%, yet a homeowner in Sydney would pay $1,165 less in taxes on a home at the average price than someone in Halifax with a tax rate of 1.084000%.
In Charlottetown, which has a rate of 1.67%, a resident pays about $5738 for an average-priced house ($343600).
Comparing the cities of Fredericton, Moncton, and Saint John, the capital city of New Brunswick has the least property tax rate of 1.9703% followed by Moncton at 2.1089% and 2.2717%, respectively. This translates to a property tax of average homes in the province as $5079 ($257786 avg. price), $6371 ($302100 avg. price) and $6097 ($268,400 avg. price) in Fredericton, Moncton and Saint John respectively.

For a $500,000 house, St. John’s residents pay the least among residents of the seven cities at $4150. Halifax has the next higher property taxes, at $5420, Charlottetown at $8350, Fredericton at $9851.50, Moncton at $10544.50, $11330 at Sydney. Saint John resident pays $11, 358.50, the highest in the region.
The property tax rate in Saint John at 2.2717% is also much higher than the property tax rates of most big cities in Canada:
